Formally known as a “full structural survey” the RICS level 3 building survey is considered to be the best option for clients purchasing a property where there is extensive works required, obvious defects present which require diagnosis and generally older and more complicated types of property. The RICS homebuyer report (level 2) is for residential properties, apartments or bungalows which are presented in reasonable condition however, the buyer wishes to obtain a helpful indication of the structure and any defects which may require expenditure from the outset. A RICS “Redbook” Valuation is provided to clients for a wide range of reasons. This may be for probate purposes, capital gains tax, increasing your share within a shared ownership property or simply to have an experienced registered valuer to provide an independent market valuation. We had a hugely positive experience with Landview Surveyors. We weren't sure whether to get a level 2 or level 3 homebuyer report but David was really helpful in explaining the difference between the two and explaining which one he thought we needed. The report that was produced was done so in a very timely manner and was also very thorough. There were some specific areas that we asked them to look at and we were provided some really helpful feedback on these.

I'm so pleased with the work David did on our survey. I'd been warned against larger firms who normally conduct perfunctory work, in a minimal amount of time. I could see from the timestamps on the photos included in the report that David took his time. The finished report was clear and concise and covered all bases. Delivered 2 days after the survey was conducted as well, which was a bonus. Can't recommend enough.
