Michael Pearce & Associates performed a survey on our house on 12th February 2021. The survey included a number of unsubstantiated statements without robust evidence which the firm subsequently claims were legitimate, for example, one extract from the survey states, "there does not appear to be a pressure release valve ..... in which case the hot water cylinder would not have the correct safety features". The survey grades the hot water cylinder as "Defects that are serious and/or need to be repaired, replaced or investigated urgently". A week after the survey was published, the same hot water cylinder was subsequently inspected by a G3 accredited engineer, J Lewis Plumbing & Heating Limited who are highly recommended on CheckaTrade and are qualified to make such assessments and they stated, "the unvented hot water cylinder on the ground floor .... complies with the installation instructions and all safety devices are working". The survey has other examples like this where problems and faults are assumed and inferred without supporting evidence providing a misleading judgement where the firm seems more concerned about covering its liability than providing its client with a service, when the survey statements have subsequently been identified as incorrect or assumptive by appropriately qualified professional tradesmen.
