Before you make a commitment to purchase a property you should have it inspected by a Chartered Surveyor; it’s a ‘no brainer’ to use the modern terminology. If you are taking out a mortgage the lender will send their valuer along but you should be aware that he or she will undertake only the most cursory of inspections. There may be defects present that will cost you thousands of pounds to put right that don’t even get flagged up on the lender’s valuation report because the sole purpose of that report is to ensure that the value of the property is sufficient to cover the loan amount.

The Party Wall Act covers 3 distinct areas of work; changes to an existing party structure, the construction of new walls either astride or up to the boundary and excavation within 3 metres of an adjoining structure. Before undertaking any work that is covered by the Act there is a requirement to serve a party wall notice. If that notice is not consented to, party wall surveyors must be appointed and an ‘Award’ produced.

Transport for London is currently developing the East London Transit scheme for the district as well an East to West London rail route, known as Crossrail, which is planned to run from Essex and Abbey Wood, through Canary Wharf, the West End and The City to Heathrow and Maidenhead. On the roads, the A12 and A13 trunk roads have been upgraded and have made road travel throughout the district flow more easily.

I instructed Peter Barry Surveyors to carry out a full survey on a house I hoped to buy. The turnaround time was very short and before I knew the survey had even been conducted, I received the full report. It was wonderfully detailed and the surveyor very kindly talked me through it over the phone about a week after delivering it. I found the administrators at Peter Barry incredibly helpful – they explained things carefully so that I knew what to expect and they seemed to know everything! I felt that the detailed survey covered every eventuality and it has served as an effective tool in my negotiation with the vendor. Peter Barry provided an excellent of service throughout for a full Level 3 Building Survey on a near 100 year old property. Communication with admin staff was very smooth and easy and the report itself was very professional and thorough giving us an excellent insight into the issues we would be inheriting. Due to the need to understand the headline results earlier than the hard copy report Joanne was brilliant in facilitating an early chat with the surveyor who walked us through the key bits. As it stands we have managed to use the findings of the report to go into bat on a renegotiation of price. Overall we could not have been happier with the service and feel we absolutely got full value for money. Many thanks to Joanne and Shaun.

Callum and Matthew were excellent throughout the party wall process. Callum kept me informed of everything and explained the process very well, they made every attempt to keep costs down for us by scheduling visits on the same day and were very helpful in managing the third party surveyor that was appointed.
