If you are looking for a new home in East London or Essex or if you or your neighbours are planning work on a property, our team of RICS-approved surveyors are here to help you.
Working from offices in George Lane, E18 Peter Barry’s surveyors can provide party wall advice or arrange a survey on any home in the East London or Essex area.
Before you make a commitment to purchase a property you should have it inspected by a Chartered Surveyor; it’s a ‘no brainer’ to use the modern terminology. If you are taking out a mortgage the lender will send their valuer along but you should be aware that he or she will undertake only the most cursory of inspections. There may be defects present that will cost you thousands of pounds to put right that don’t even get flagged up on the lender’s valuation report because the sole purpose of that report is to ensure that the value of the property is sufficient to cover the loan amount.
The Party Wall Act covers 3 distinct areas of work; changes to an existing party structure, the construction of new walls either astride or up to the boundary and excavation within 3 metres of an adjoining structure. Before undertaking any work that is covered by the Act there is a requirement to serve a party wall notice. If that notice is not consented to, party wall surveyors must be appointed and an ‘Award’ produced.
Whether your property search centres on the buzzing inner-city market scene around Brick Lane or the trendy Essex suburbs at the end of the Central Line, Peter Barry’s surveyors are on hand to give homebuyers the confidence to proceed with their most important purchase.
With property prices in East London soaring at the fastest rate in all of London, with a rise of more than 7 per cent between April 2010 and April 2013, and average property prices in the area comparatively affordable for London at around £300,000, it is more important than ever that homebuyers have all the relevant information they need to complete a sale.
London’s Eastern Area
Our offices in George Lane are ideally situated, meaning our surveyors are perfectly placed to inspect your potential new home giving you the detail you need to proceed.
Situated just around the corner from the City Of London’s towering skyscrapers and financial district, the refurbished docks and converted warehouses of the East End bear witness to East London’s renaissance. This formerly run-down, depressed and neglected part of London has become the fastest growing district in the capital.
Whilst pockets of it remain old and run down, generally most districts have seen a positive post-Olympic effect and today East London is an incredibly diverse and multi-cultural corner of the city which has become the epitome of cool. The area has some of the most sought after residential addresses and a culture spanning all socio-economic groups.
East London has a population of around 2,000,000 and our surveyors are experts on the boroughs of Stepney, Bethnal Green, Hackney, Clapton, Chingford, Leytonstone and Walthamstow. East London is the perfect shopping and leisure destination and includes London’s Westfield Shopping Centre, acres of green parkland and of course, the Olympic park facilities.
East London’s transport links have seen considerable improvement in recent years with new stations developed and older ones refurbished ahead of London 2012. The area is already well served by the London Underground’s Central, Jubilee, District, Hammersmith & City lines as well as the Docklands Light Railway (DLR) which connects the East of London with London City Airport , Stratford and Lewisham and Bank and Tower Gateway in the City.
Transport for London is currently developing the East London Transit scheme for the district as well an East to West London rail route, known as Crossrail, which is planned to run from Essex and Abbey Wood, through Canary Wharf, the West End and The City to Heathrow and Maidenhead. On the roads, the A12 and A13 trunk roads have been upgraded and have made road travel throughout the district flow more easily.
Once you have pinpointed your perfect property in the right area of London for you, the team at Peter Barry Surveys are there to help you with that important next step.
