We were taken to 2 properties by Property Solutions and Riz helped us out immensely. He was incredibly open and honest about the properties and we felt quite relieved as we weren’t being lied to at all, especially after seeing a less professional estate agent afterwards. I would highly recommend finding student accommodation with Property Solutions. Lived for two years at houses managed by Property Solutions. I have to say we thoroughly enjoyed our stay in both houses. We managed to get quite a good discount on the rent in our last year even though it was a fairly new house. At the end of both years we got our deposits back fairly quickly. Would recommend. Property Solutions have let and managed my portfolio of properties for 7 years now. All of the properties are rented to students in Birmingham. I cannot fault the service that I have received from them. They have always ensured that the properties are always rented and kept up to standard. I take regular direct feedback about the agent from the tenants who live at my properties and have had no reason to complain.

Property Solutions have been more helpful than any other letting agent when finding my house mates and I affordable and nice housing. Their maintenance reporting systems has meant that any issues that have arisen have been resolved quickly and efficiently. Riz has been especially helpful during our moving processes and keeping in regular contact with us when liaising with landlords on our behalf.

0 STARS- DO NOT GO WITH PROPERTY SOLUTIONS !! They illegally made me pay for cleaning (which I had done- most would have been dust from not living their for a month) and would not give mine and my housemates deposits back until I agreed to the cleaning charges. They will add charges to your deposit that you didn't do- we got charged for a missing bin lid that never existed. They act like they know the tenants when you are viewing properties, but in reality they don't know any of their tenants. Their properties are made to look like they are high quality but they really are not. We had to go in to see them if we had issues at times because they never respond to emails- I have no idea what they do all day but it's definitely not helping their tenants. Good luck to anyone who signed a contract with them.

NEVER AGAIN A message to students: Even if you think this letting agency is your last hope, you’d be better off staying at home. Countless maintenance issues went unsolved for the whole tenancy, rude staff, illegally held deposits, plus the deposit took over 120 days to return (sounds like we were lucky to get it back looking at other stories, had to ring every day for 4 months) Trust me, you don’t want to deal with these people.

Absolute joke of an estate agents. Tell constant lies, take weeks to respond to e-mails and the quality of their properties are disgusting. If you are a student, maybe you would deem this acceptable but as two young professionals, renting through PS is the biggest mistake we made. The only thing I have been able to find which is a positive and allowed me to give 1 star is that their deposits are relatively cheap for the market so if they find reasons to deduct things from the deposit it's not really a great loss.

DO NOT GO WITH THIS LETTING AGENCY!!! If I could give zero I would! Honestly awful when it comes to deposits and quality. I’ve been calling, emailing and even going down there in person to find out our itinerary and when our deposits are being returned. 3 month after moving out and still now deposits. Best bit? They won’t talk to me about my money, only the head tenant can converse. So choose that person wisely. Say goodbye to £400+ because you’ll struggle getting that back!
