Most people believe that “the surveyor” that goes to visit a property for the Lender is carrying out your survey and will report to you….Wrong

They are there to ensure the Lender is covered . that’s all..  So any defects, that may not be obvious, or things that will need to be looked at, the items and works that may cost you thousands in the not so distant future are not picked up and relayed to you the buyer.

Getting a home survey, and not just a bank valuation, is essential when buying a property. RICS research shows that on average home buyers spend £5,750 on repair bills once they have moved into their new home. A home survey will provide the buyer with much more information on the state of the property and any work that will need to be carried out.

The only way to protect yourself an know that your hard earned money is not about to go down the proverbial damaged drain pipe is to get a survey carried out.

The property surveyor that you appoint is working for you, and is there to ensure that you are kept informed and notified of anything that you may need to be aware of, so you don’t have any nasty surprises, plus any defects picked up could allow you to negotiate the repair costs from the purchase price and so will save you money

“But the estate agent says its all ok”……is it the estate agents money or yours ?? they want a sale to go through.

“70% of purchasers of property when questioned believed that the estate agent is working equally for the buyer and the seller” – but they are not – they work for the Seller…who protects you? the solicitor ?  no , they do legal work on the transfer of the property…when was the last time you heard of a solicitor checking the structure and fabric of a house, apartment, bungalow ?  the only person that is really on your side and there to protect you in the Property Survey via one of the reports available to you.
